
PURPOSE:
The purpose of this program is to provide assistance to lower income persons
and, at the same time, provide decent, safe, and sanitary housing. The Marion Housing Authority
has four (4) elderly high-rise apartment buildings with a total of 268 (1) one bedroom apartments.
WHO IS ELIGIBLE:
Anyone who is at least 62 years of age, handicapped, or disabled, and meets
income eligibility requirements may apply for this program. Factors such as income, assets, and
medical expenses are considered when calculating allowances and deductions to arrive at an adjusted
annual income. All statements made on the application must be verified and documented before assistance
can be given.
All of our elderly and disabled apartments are funded by the U.S. department of Housing and Urban Development, which means our residents only pay a percentage of their income towards rent. While it is not an exact formula, approximately 30% of tenants' income is expected to be applied to rent. Medical expenses can also be used as deductions from the tenant rent portion. Residents with zero income pay a $50. minimum rent, and tenants' with higher incomes will pay the ceiling rent which is around $400. per month depending on location. Rents are also adjusted with changing income.
HOW TO APPLY:
Applications are taken during regular business hours, Monday through Friday from 8:00-12:00 and 1:00-4:00.(We are closed on Wednesday afternoons)

A waiting list is maintained for the Elderly Housing Program. Each applicant shall be assigned their appropriate place on the waiting list based upon the date of application and factors affecting preference or priority established by the Public Housing Agency rules and regulations. When a person's name comes to the top of the waiting list, they will be contacted for an apartment, provided they have met all the qualifications. If the offer is declined, their name is moved to the bottom of the waiting list. The date of application is changed to the date of refusal.
APPROVAL:
The Marion Housing Authority will review all applications and advise the applicant of the non-eligibility.
Note: Admission to this program can be denied if the applicant does not meet Housing Authority Standards because of a history of wrongful behavior such as:
- destroying property
- poor housekeeping habits
- owing money to any subsidized housing program
- not paying rent/utilities
- disturbing neighbors
- criminal activity including current and past illegal drug activity
- abuse of alcohol resulting in destructive behavior
- other wrongful/unacceptable behavior considered to be detrimental to the health, safety, and welfare of others.
LAUNDRY & LOUNGE AREAS:
Each building has a laundry area, a lounge area, and a community room.
BUILDING ACTIVITIES:
Some of these are:
- morning coffee hours
- monthly sausage & gravy breakfasts
- monthly pot lucks/dinners
- game nights (euchre, bingo, etc.)
- birthday parties
- Bible study
- group tours
- outside entertainment
- Periodic blood pressure checks and annual flu shots in the community room.

This program is referred to as the Low Income Public Housing Program. The statute governing this program is the U.S. Housing Act of 1937, as amended.
